Parking at this building is like no other in the city. It’s an underground, fully automated system in which a retrieval process can be initiated in the elevator. Once you exit the elevator, your car will be sitting there waiting for you in the covered courtyard, which is beyond cool. 1706 Rittenhouse also has a full service concierge and a town car available to escort you around the city. Every window in each residence stretches from floor to ceiling providing exquisite views of the city and an abundance of natural light. Each residence is over 4,200 square feet with 10-foot ceilings and two private balconies.

Located just about a block off the square and a few short blocks from City Hall, 1737 Chestnut Street Condos put you right in the mix of things, and you’ll feel the hustle and bustle of Chestnut Street. The building was rehabbed in 2004 creating a total of 19 condos with quality finishes (some floors feature two units, while others feature one). The location is certainly desirable due to its walkability to the business district, the shopping district, Suburban Station, Rittenhouse Square, City Hall/Dilworth Plaza, etc. The building is pet friendly.

Located on 18th St. between Sansom and Walnut Streets, 10 Rittenhouse Square rises 33 stories above the park and consists of 135 units that offer both skyline and park views. The red brick and limestone building was designed by renowned architect, Robert A.M. stern. Over $300 million was spent in converting this building into the luxurious condominium high rise it is today. As expected with a building of this magnitude the amenities are extravagant and include the following:

Located on the south side of the square, 1820 Rittenhouse Square consists of 31 units. Most of the condos are 3,217 sq ft. in size and are divided up into eastern and western units allowing for just about every unit in the building to have views of the square. This is one of the simpler buildings on the square as it’s not overly lavish or loaded with amenities (has parking and a doorman), however don’t be fooled by that statement as you’re still getting a 3,000+ sq ft condo right on the square, which doesn’t come cheap. Due to the age of the building it is possible for a unit to hit the market that’s in need of renovations. The building is pet friendly.

Located on the south side of the square, 1900 Rittenhouse Square consists of 42 units. There aren’t more than 3 units per floor, but most only have 2 (one that faces the square and one that doesn’t). The building possesses a subtle elegance of old-world charm. The building unfortunately does not have parking, it does have a doorman, it’s pet friendly, and there is additional storage in the basement for all units. Units don’t hit the market very often, and when they do, they tend to move quickly.

Originally purchased by Frigidaire as their Center City showroom, the building was converted into a mixed use condo, office, and restaurant (located on ground floor) structure. Conveniently located just off the square on Chestnut St., 1920 Chestnut Street Condos houses no more than two units per floor. All units are 2 bedroom and range from 900 sq ft to 1200 sq ft. There is no doorman at this building, but some units have private elevator access, some units have balconies, and there is a gym. The units have open floor plans and receive lots of natural light.

220 Rittenhouse Square

Located on the western side of Rittenhouse Square, 220 Rittenhouse Square is a 25-story building consisting of one, two, and three bedroom units. The top floors house some really great penthouse units with roof decks/balconies/outdoor space and feature bi-level living. Like all of the other buildings located on the square, you’re certainly paying for location here as you can walk to all of Center City’s offerings. Not all units face the square, but they still provide some spectacular views.

23 Condominiums

Appropriately named due to its address, 23 Condominiums exemplifies contemporary urban living. The building has 83 units. When the building was converted from an old parking structure to condos, each unit was finished with hardwood floors, ceramic tile kitchens with granite countertops, Viking appliances, washer/dryer, marble bathrooms, 9-foot double-glazed windows that open, and balconies (not all units have a balcony). Some units face the city, while the interior units face a tranquil, landscaped courtyard. 23 Condominiums has 24-hour front desk security, concierge service, an indoor parking garage, and is pet-friendly.

Although not on the square, 250 South 17th Street Condos is a doorman building located just steps away. It’s also located across the street from one of Philadelphia’s premier condo buildings (1706 Rittenhouse). The building houses one, two, and three bedroom units, most with access to a balcony that provides really amazing views of the city. There are 46 units in total, the building is pet friendly, there are in-unit washers/dryers, and the location is top notch.

Chestnut View Condos

Located on South 20th St., Chestnut View Condos is a small condo “building” in a great location in the Rittenhouse neighborhood of Philadelphia. There’s no doorman (there is controlled access), no gym, no parking, and no fitness center, so if you’re looking for a place with amenities, this may not be your spot. However, the units have great finishes, good space, and are moderately priced for the area.

Locust Point

Technically located in Fitler Square, Locust Point is a Philadelphia condo conversion located on the Schuylkill River waterfront contiguous to the Schuylkill River Park. This is not a doorman building, but there is controlled access which only allows residents to enter. There are a total of 110 units made up of one and two bedroom condos. As the building was originally a warehouse, when converted the developer had to get creative with layouts which resulted in loft style living. The units that face west have amazing river views, and the units that don’t have far from amazing views and are priced accordingly. Locust Point features very large windows that allow great exposure to natural light. Many units, but not all units, do have deeded parking. The building is pet friendly and there is a gym. This is another building popular with UPenn and Drexel students/employees as it’s conveniently located close to University City.

Parc Rittenhouse

Parc Rittenhouse has a premier location as it sits on the east side of Center City, Philadelphia’s most famous public space – Rittenhouse Square. Parc Rittenhouse offers the amenities and conveniences of modern condo living, along with an abundance of lifestyle features unmatched by many buildings. At the base of the building sits Stephen Starr’s Parc Restaurant, Bistro, & Café (http://www.parc-restaurant.com/) which is a French Brasserie with outdoor seating right on the square. The buildings amenities include the following: conference room, fitness center, pool club, resident lounge, screening room, 24 hr doorman, and a courtyard. The conference room and screening room are available by reservation only for a fee. The resident lounge offers a quiet retreat away from your unit that’s perfect for relaxing with a good book or getting work done on your laptop as wireless internet is available. The pool club (located outside on the 7th floor overlooking the square) is open from Memorial Day Weekend through Labor Day Weekend. It includes a hot tub and kiddie pool, and is great for sunbathing, lounging, and relaxing. Another perk is Parc Restaurant will deliver food poolside. The building is also pet friendly.

Riverwest Condos

Located on the northwest corner of 21st and Chestnut Streets, Riverwest Condos is probably the most affordable condo building in the 19103 zip code. The building houses 400 units made up of studios, one bedroom, and two bedroom condos. Views of both the skyline and the Schuylkill are available. The building was converted to condos from apartments around 2005 and sold as-is in original condition. Some units are highly upgraded while others are highly outdated. The building has 24-hour front desk security, a fitness center on the 2nd floor, and a business center in the lobby. There are 2 communal laundry rooms (one on the lobby floor and one in the basement). Riverwest Condos is on the shuttle route for UPenn so there are lots of students in the building. There is a parking garage attached and the building is pet friendly. It can be difficult to obtain financing due to the number of investor owned units.

Rittenhouse Place

Located on the corner of 19th and Spruce Streets, Rittenhouse Place presents a great option for condo living in the Rittenhouse neighborhood, but not on the square. This building is 14 stories and houses 14 condos (1 unit per floor) and offers views facing in all directions. The building was converted to condos in 2006, all of the units are at least 2,000+ sq ft., there is no doorman, there is no parking, and it is pet friendly. Most units at Rittenhouse Place are flats, but there are some bi-level options.

Rittenhouse Savoy

Rittenhouse Savoy sits on the south side of Philadelphia’s Rittenhouse Square and is primarily known for two things: the copious amounts of windows providing stunning views of the park and its affordability compared to other buildings on the square. It doesn’t have all the amenities that its neighboring buildings may have, however it does have 24 hr front desk security and a rooftop deck with spectacular views. Rittenhouse Savoy consists of studios, one bedroom, and two bedroom units. It’s not uncommon to find an outdated unit in the building, but the location and price point tend to result in short listing times when a unit does pop up on the market. Sorry dog lovers…cats only.

The Academy House

The Academy House is very centrally located as it’s an easy walk to Rittenhouse, Avenue of the Arts, and even Washington Square. The 37-story building houses over 570 units made up of junior-one, one, two, and three bedroom units. Many of the condos do have balconies that offer really great views. The building is cat friendly, has a gym, a pool, 24-hour doorman, and on-site parking. At first glance, condo fees appear to be high, but keep in mind they do cover the majority of your utilities. The Academy House isn’t ultra-luxurious, but it is moderately priced and works with a lot of people’s budgets. Due to its location and price point, units usually aren’t a very difficult resale. There is a variety of floor plans, and due to the building’s age, unit conditions vary from completely renovated to in need of a complete renovation.

The Addison Condos

The Addison Condos is located just a few short blocks from Rittenhouse Square and is equipped with 24 condos (studios, one bedroom, and two bedroom units). The building was rehabbed in 2004 and features the relatively standard higher end finishes (granite counters, hardwood flooring, larger windows, stainless steel appliances, high ceilings, and in-unit washer/dryer). The Addison Condos is pet friendly and does have a communal roof deck, which is pretty cool.

The Aria Condos

Located on the corner of 15th and Locust Streets, The Aria Condos, originally an office building, is a luxury condominium building in Philadelphia’s Rittenhouse neighborhood. Pet owners who love pampering their animals will love the on-site pet spa. Other amenities include: 24/7 concierge service, a private residents’ lounge, a boardroom with full service catering capabilities, and a fitness center. The kitchens feature under cabinet lighting, ceramic tile backsplashes, and a separate pantry area. The marble bathrooms have maple vanities and designer fixtures. There is rich hardwood flooring throughout and windows that are actually operable. There are 107 total units, penthouses with 360-degree views, and one and two bedroom condos at The Aria. The penthouses are 2 bedrooms plus a den and are on floors 29-33.

The Barclay Condos

Located on the eastern side of Rittenhouse Square (corner of 18th and Rittenhouse Streets), The Barclay Condos is a grand building full of luxury. Built in 1929 as a hotel, the building has had a few facelifts over the years, and in 1999 was converted to condos. There are a variety of differently styled units in the building as it hasn’t been uncommon for owners to buy several units and combine them into one massive unit resulting in the building being home to some of the largest condos in Rittenhouse, if not the city. While both the building and the units have been beautifully updated/renovated the original characteristics are still very much highlighted. The ground level is home to Stephen Starr’s steakhouse Barclay Prime (http://www.barclayprime.com/). The building unfortunately does not have parking.

The Belgravia Condos

Located just a block off the square on “happening” Chestnut Street, The Belgravia Condos is an 8-story condo building with one of the most intricately detailed facades in the city. Originally a luxury hotel catering to the Rittenhouse crowd, the building was converted to condos in 2006. The Belgravia Condos has a doorman and gym. When the conversion took place the developer finished the units with marble baths, hardwood flooring, granite counters, stainless steel appliances, and bay windows. Tons of shops/restaurants/bars/markets located within a short walk.

The Coronado Condos

Located on the corner of 22nd and Chestnut Streets, The Coronado Condos is a 10-story converted condo building with 36 units (one, two, and three bedroom units available). With a max of 4 units per floor, there are no bi-level units available…all flats. It’s very conveniently located for University City students/workers who don’t want to live west of the Schuylkill, as well as, those who need to utilize 30th St. station on a daily basis. Most units possess a lot of old-world charm in their finishes and features (herringbone floors, detailed moldings, etc.). Prices tend to lean closer to the cheaper end of the Rittenhouse neighborhood.

The Chelsea Condominiums

The Chelsea Condominiums is a 1920s limestone and marble building that was originally the Gulf Oil headquarters. The building is 10 stories (1st floor is retail, 2nd floor is office space, and 3-10 are condos) with a total of 15 units. The 2 bedroom units are 1,800 sq ft, the 3 bedroom units are 2,200 sq ft, and there is a 4,000 sq ft penthouse. The units feature balconies, high ceilings, exposure to natural light, and high-end finishes.

The Dorchester Condos

The Dorchester Condos is located on the Southwest corner of Rittenhouse Square and has one of the coolest rooftop pools (located on the 32nd floor) in the city overlooking the square with 360 degree panoramic views of the city. The pool is open from Memorial Day to Labor Day. Besides the unbeatable location, the building offers plenty of amenities. For all of you cyclists, there’s a bike storage room in the private garage which is accessible from the lobby. There is both a doorman and front desk security. The front desk handles all guests and phone calls. The doorman is happy to assist with luggage, groceries, and/or anything else needed to be loaded or unloaded. The fitness center is open 24 hrs and is located in the basement. It meets your general fitness needs. A knock on The Dorchester is the communal laundry room. Most people buying on the square expect to have their own washer/dryer, but that’s unfortunately not the case. Laundry is located in the basement and is equipped with 19 washers and 15 dryers. The laundry cycles are able to be monitored online which adds a certain element of convenience. The basement also offers additional storage lockers for residents. Lastly, there is a private garage that does offer valet service. The entrance is located on Locust Street. Floor plans at The Dorchester Condos include efficiencies, studios, junior 1 bedroom, 1 bedroom, 1 bedroom deluxe, 2 bedroom, and 3 bedroom units.

The Ellington Condos

The Ellington Condos is a 160 unit high rise condominium building located on the corner of 15th and Chestnut Streets. Pitcairn Properties purchased the building in 2004 and oversaw the condo conversion. The 7th floor is home to the building fitness center, as well as, a tastefully furnished club room that is available to all residents (can also be rented for private events). The penthouse units are bi-level, but the rest of the building features one and two bedroom flats. As owners come and go, the units are obviously subject to change, but when Pitcairn renovated the building they installed the following: Brazilian cherry hardwood floors; oversized energy efficient windows; granite countertops/breakfast bars; Poggenpohl cabinetry; stainless steel appliances; and marble tiled bathrooms with Kohler fixtures. The units also feature 10 foot high ceilings and in-unit washers and dryers. There is a 24-hour front desk security in the lobby, and The Ellington is a short walk to Rittenhouse Square, the Avenue of the Arts, and Walnut St. shopping, among other things.

The Lanesborough Condos

The Lanesborough Condos is unique in that there is only one unit, and therefore one owner, per floor. The building was originally constructed in 1929 and was home to the University Club. When the building was converted to condos the new owners had the choice between two finishes – traditional or contemporary. The traditional layout features French doors, a marble foyer, white oak flooring, extensive moldings, etc. The contemporary layout provides cherry wood double-solid panel entry doors with chrome hardware, a mosaic foyer, diagonally set maple flooring, built-in picture rails, etc. Each unit at The Lanesborough Condos is approximately 3,500 sq ft and has private elevator access. Huge spaces and high end finishes are certainly the appeal here. There is also a 24-hr doorman and valet parking available.

The Packard Grande Condos

Located on the corner of 15th and Chestnut Streets (directly across from The Ellington), The Packard Grande Condos has some of the best and closest views of the Philadelphia skyline due to its proximity to City Hall, One Liberty, and Two Liberty. The units at The Packard Grande Condos have very functional layouts with great sized rooms (living, bedroom, kitchen, etc.). The building features 24-hour front desk security, a fitness center with spectacular city views, and a communal balcony perfect for sunbathing, hanging out with friends, and taking in the sights. When converted to condos the units were finished with hardwood floors, custom cabinetry, granite counters, and stainless steel appliances. The building consists of roughly 150 units and is pet friendly. Unfortunately there is no on-site parking, but there is a public garage across the street. However, due to its central location and closeness to public transit many residents don’t find the need to own a car.

The Residences at The Rittenhouse Hotel

Located on the northwest corner of the actual Square, The Residences at The Rittenhouse Hotel combine the luxuries of condo living with hotel services. The condos have a separate entrance from that of the hotel with a 24 hour doorman, but the hotel amenities are available to residents, which include: limousine service, room service, and maid service. The Residences share the pool and fitness room with the hotel guests, which may not be ideal, but is still a nice amenity. Parking is available and the building is pet-friendly. The building consists of a variety of layouts/floor plans, and the units with views of the square come at a premium. As the building is a bit older, it’s common to find both completely renovated units, as well as, units that may require some updating. Being located on the square, the location is obviously tough to beat.

The Residences at The Ritz-Carlton

Located right next to City Hall, The Residences at The Ritz-Carlton consists of 48 stories, 270 condos (12 different floor plans – one, two, and three bedroom units), five penthouses, and 220 underground parking spaces. Designed by the same architects who designed the World Trade Center Memorial in NYC (Handel Architects), The Residences offer private access to the services provided by the adjacent Ritz-Carlton Hotel, which is a five-diamond hotel. The building is absolutely loaded with amenities which include the following:

The Residences at Two Liberty Place are the tallest residential condos in Philadelphia. The condos don’t start until you get to the 40th floor of the building, so as you can imagine, we’re talking about some pretty surreal views. There are a total of 111 condos spread through the 40th to 56th floors. The units are decked out in high end finishes. The 37th floor is designated as the owners’ floor and consists of: a large fitness room with on-site coordinator, a movement studio, an “endless” pool, marbles locker rooms equipped with steam showers and sauna, media room, business center, and Daniel Stern’s R2L restaurant (http://r2lrestaurant.com/) which also provides room service for residents. There is also black car service and an on-site staff and concierge team that will cater to just about every need. Parking is also available.

The Symphony House

Located on South Broad St. a/k/a the Avenue of the Arts and next to the famous Kimmel Center, The Symphony House is 31 stories high and features one, two, three, four, and even five bedroom condos. With no more than nine residences per floor, the units feature high ceilings, floor-to-ceiling windows that flood the space with natural light, and views of the Kimmel Center, the skyline, the river, and more. The building has open floor plans and just about every unit has either a balcony or a walkout terrace. The 8th floor is the amenities floor and consists of a pool/spa/fitness center, conference rooms, a community room, and a wine storage area. The building has parking, is pet friendly, has a 24-hour doorman, has a total of 163 units, and has 10+ different floor plans. The Symphony House was built in 2006 by Dranoff Properties who has completed multiple Center City projects and is very reputable in Philadelphia.

The Warwick Condos

The Warwick Condos is an eight story, high-end condo development that sits atop the Radisson Plaza-Warwick Hotel. The condos feature hardwood floors, marble bathrooms, gourmet kitchens, and amazing city views. You can find one, two, and three bedroom units, in addition to, the custom penthouses. The units range from 345 sq ft to 2,421 sq ft. The amenities include: 24 hour doorman, garage/valet parking, condo concierge, access to maid service for a fee, and a state-of-the-art fitness center.

Walnut Plaza

Located on the corner of 22nd and Walnut Streets, Walnut Plaza offers smaller, affordable one and two bedroom units in the 19103 zip code. There’s nothing fancy about the building, there’s no doorman, gym, or parking, but it has a great location just a few blocks off the square and about a block from the 23rd St. bridge that lands you in University City. There’s a relatively high turnover in the building as it tends to be a purchase for young professionals starting out, or students who are in Philly for only a few years. It’s difficult to find anything in the area more affordable than 2135 Walnut. The building is pet friendly.

Wanamaker House

The Wanamaker House is located just off the square on Walnut St. between 20th and 21st streets. The building consists of 333 units, and like some of the buildings actually on Rittenhouse Square, the roof is home to an outdoor pool with amazing skyline views. But, in addition to the views from the roof, many of the units also provide spectacular sights of the city. Other amenities include: fitness center, sauna, exercise room, and hospitality suite. As parking is difficult to come by in the neighborhood, the attached parking garage is a desirable feature. The parking spaces are deeded, but you can often find someone interested in renting their space if purchasing one is not an option for you. The Wanamaker House is also only a few short blocks from the 23rd St. Bridge making it convenient for those working, learning, and playing in University City.
