Bridgeview Place Condos is a 121-unit building with parking (both indoor and outdoor available), 24-hour doorman, a common roof deck, and an interior courtyard. Located on New St., in between Vine and Race Streets, Bridgeview houses studios, one bedroom, and two bedroom loft style condos. As the building was originally served for industrial purposes, when converting it to housing the developers came up with some really cool, but functional loft layouts. Keeping with the colonial charm of Old City, the units at Bridgeview Place boast exposed brick walls, as well as, oversized windows. The building is pet friendly and there are in-unit washers/dryers. Lastly, there is short term parking for guests which many buildings don’t offer.

Cook’s Row Condos

Cook’s Row Condos has a great location on N. 2nd St. close to lots of shops/boutiques, restaurants/bars, Elfreth’s Alley, and other condo buildings. The condos at Cook’s Row feature some great, open floor plans, hardwood flooring, recessed lighting, great exposure to natural light, exposed ductwork, bi-level and flat units, etc. The building is pet friendly, and there are private balconies/decks attached to certain units. There is no doorman, parking, or gym/pool. The prices tend to be pretty affordable especially if you break it down per square foot as the condos are on the larger side.

Lager House Condos

For all of you beer enthusiasts, how cool would it be to say you live in America’s first lager brewery? Well, if you decide to purchase at the Lager House Condos, then you can say just that. The building only houses 9 condos, and like many of its Old City neighbors the building is a mix of the old and new worlds. Old world features include exposed brick and wooden beams, as well as, the cobblestoned Bread Street that borders the building. The new world amenities include the updated kitchens, baths, and building security. The hardwood floors are a nice blend of the new and the old. The smallest unit in the building is around 1,000 sq ft and the largest is 2,500+ sq ft, so the condos offer large spaces. There’s no parking at the building, but deeded parking is available for purchase across the street. There is also no doorman or gym. This is definitely condo living, but due to there only being 9 units, it certainly provides a different feel from your typical high-rise atmosphere.

Letitia Lofts

Letitia Street is a smaller side street located between Front and 2nd Streets, and Market and Chestnut Streets. And on this side street, you will find the Letitia Lofts. When developed into condos, all of the units were completely renovated which included: beautifully restored hardwood floors; exposed brick walls; designer kitchens and bathrooms; stainless steel appliances; granite, marble, or silestone kitchen/bathroom counters, and European bathroom tiling. There is no doorman, gym/pool, or parking, however, there is additional storage available and a pretty awesome communal roof deck with panoramic views. Letitia Lofts is a 6-story building featuring 3-4 condos per floor and housing 1 and 2 bedroom floor plans.

Lofts @ 209

The Lofts @ 209 really mesh together old and new world charm. The original characteristics that you hope to see are there – primarily the exposed brick walls and exposed wooden beam ceilings. Touches of the new include: exposed ductwork, track lighting, stainless steel appliances, stone counters, European bathroom tiling, etc. This 5-story building consists of 30 or so condos (give or take a few). The building is pet friendly and there is a spacious, communal rooftop deck. There is no doorman, fitness center/pool, or parking.

Hoopskirt Factory Lofts

Originally a petticoat factory, the Hoopskirt Factory Lofts is a historical restoration with exposed brick and wooden beams, pine flooring, and super high ceilings. The developer did an excellent job if restoring the historical aspects while maintaining a modern, urban feel. When the units were renovated they were done with: granite counter tops, hardwood flooring, Kohler fixtures, ceramic tiling, and stone counters. As the name suggests, these are loft style condos where stairs lead to the bedroom that overlooks the rest of the condo. There are large windows that provide great exposure to natural light. The building is pet friendly. There aren’t really any amenities – no doorman, parking, pool/gym, communal outdoor space, etc. Hoopskirt Factory Lofts has a great Old City location and is a short walk away from just about all of your needs.

Malt House Condos

Located across from the nation’s oldest residential street, Elfreth’s Alley, the Malt House Condos are located on North 2nd St. in between Race and Arch Streets. The building has an attractive, old world façade, and a gated entry that leads into the secure lobby. The exposed brick and the wooden beams remind you that you’re in Old City. There is no doorman or gym/pool, but most, if not all, units have a balcony with some overlooking historic Elfreth’s Alley…which is super cool. Malt House Condos is pet friendly, and there is no parking. The Malt House contains one and two bedroom condos.

Metro Club Condos

Metro Club Condos’ exterior, with its round shape and gold color, has always fascinated me. The building provides a 24-hour concierge service, an outdoor heated pool, assigned outdoor parking, and a large fitness center. While technically located in Old City, Metro Club Condos’ location is a bit odd. It’s nestled in a high traffic area between I-676 and the Ben Franklin Bridge across from Franklin Square Park and on the fringe of Chinatown, however the proximity to the bridge and highways is convenient for those wanting to enjoy city life but work in New Jersey or outside of the Center City area. Some units offer really neat views, and all units have an abundance of windows. There are 1 and 2 bedroom floor plans, both with great square footage and unique/cool layouts due to the shape of the building. Located in the 19106 zip code, the Metro Club also provides easy access to Reading Terminal and Thomas Jefferson University Hospital.

Old City 108 Condos

Located at 108 Arch St., the Old City 108 condos are a modern, boutique style zinc and brick high-rise building. Old City 108 is a 12-story, 30-unit building with an urban contemporary feel. The quality, style, and finishes are undeniable, and the units also include parking. The lower floors have 4 units per floor, the upper floors have 2 units per floor, and the 12th floor consists of a single unit. The upper floors have direct elevator access and feature very generous sized balconies with unobstructed views. All units have oversized windows and fireplaces. Inventory is often low here which usually results in a high demand.

River Church Condos

Located on Front St., River Church Condos certainly provides some spectacular bridge and River views. You can enjoy the views from your condo, or you can soak them in from the communal roof deck. The building was converted to condos in the early 2000s and the floor plans consist of studios, one bedroom, and two bedroom condos. The building captures the Old City charm with exposed beams and brickwork. The building is pet friendly, but there is no doorman, gym/pool, or personal balconies. River Church has a great location due to its proximity to the riverfront and its Old City address.

Smythe Stores Condos

Located on the corner of Front and Arch Streets and across from Old City 108 Condos, Smythe Stores Condos consists of one, two, and three bedroom condos. Defined by its super cool cast iron façade, 101 Arch St. is located in the heart of Philadelphia’s Old City neighborhood. The building doesn’t have many amenities. There is no doorman, no gym, no pool, no parking, and no communal outdoor space. Some units do have balconies, but they are limited to the penthouse condos. The building is within walking distance of all of Old City’s amenities and has provided good options for renters, in addition to buyers, in recent history.

Textile Flats Condos

Strawberry Street is a smaller side street in the heart of Old City located in between Market and Chestnut Streets and 2nd and 3rd Streets. Textile Flats, a former textile building, was converted into 23 condos. With any historical conversion you’re left with cool, funky layouts, and lots of original detail. Textile flats has high ceilings, unusually curved walls, long hallways, random width hardwood floors, and skylights. The condos are loft style units where partial interior walls that don’t reach the ceiling separate the bedroom(s). Despite the name, there are flats and bi-level units, some with sunken floors and spiral staircases. The complex is 5-stories and consists of 1 and 2 bedroom condos ranging from 750 to 1,200 square feet. The building is pet friendly. There is no doorman, parking, or gym/pool. When Textile Flats was converted to condos, the developer equipped the units with modern appliances and finishes.

The Arch Condominiums

The Arch Condominiums is an 8-story, 52-unit building featuring multiple floor plans, and both flat and loft style living. Classified as a modern style condo building, this historic Philadelphia building’s interior features units with hardwood flooring, granite countertops, expansive windows, and elegant baths/kitchen. In my opinion, a really great building in a prime location, however if you’re looking for amenities, this may not be your spot. There is no doorman, gym, pool, etc., and the building is not pet friendly…sorry animal lovers. But, price and condition tend to coincide nicely.

The Beaumont Condos

The Beaumont Condos is a boutique, high-rise condominium building offering stunning views of the Delaware River and the Philadelphia skyline. At The Beaumont Condos, there is only one unit per floor with direct, secure elevator access leading you directly into your unit. The condos feature expansive windows, high-end finishes, and at least one terrace (some units offer multiple). The units at this Front St. condo building get flooded with light and there is direct elevator access to the underground parking garage. The single unit per floor is becoming the new breed of luxury in Philadelphia, and The Beaumont Condos has it. The building is pet friendly and there are in-unit washers/dryers. All of the units are flats, excluding the bi-level penthouse.

The Castings Condos

The Castings Condos is a unique Old City building (originally a factory) that covers the majority of a city block in the 19106 zip. When you enter The Castings you’re welcomed by a very large atrium, much different from the lobbies/foyers of other buildings. There are 87 condos in the building with studio, one bedroom, and two bedroom floor plans. The layouts vary, so options are not limited. The building is not heavily amenitized as there is no doorman, pool, gym, parking, roof decks, etc. However, many people prefer that as it’s reflected in the monthly fees. The building is pet friendly and there are in-unit washers/dryers. The factory theme is certainly alive in the building with various industrial artifacts throughout. The exposed brick walls bring the Old City Charm indoors, and the atrium with the glass ceiling is really cool.

The Commons At New Street Condos

The Commons at New Street is a 5-story, 22-unit elevator building located in Old City. Many of the condos offer deed parking spaces and/or fireplaces. The building was converted in the 1980s, so along with a variety of layouts, you can find units in a variety of conditions. There are studios, one bedroom, and two bedroom condos. There are also bi-levels and flats. This is truly a unique building, with unique, functional layouts. Parking is available and the building is pet friendly. There are no other amenities.

The Essex Condos

The Essex Condos, located on North 3rd St., is a sleek, contemporary building with clean finishes and well-appointed condos. Each condo comes with 1-car parking in the underground garage. The building is pet friendly and some units do have balconies, however there is no doorman or gym/pool. The building houses both bi-level and flat condos with great, open floor plans and lots of square footage. The condos possess high ceilings, many large windows, high-end designer kitchens with custom cabinetry and top tier finishes. There also tends to be lots of closet space which simply adds to the appeal of the The Essex Condos. With a great Old City address in the 19106 zip code, these condos are highly desirable with tons to do right outside of the front door.

The Moravian Condos

In Philadelphia, it has become commonplace for apartment buildings, hotels, factories, warehouses, etc. to be converted to condos, but The Moravian Condos, located on South 2nd St. was actually built from the ground up and intended as a luxury condominium building. These two and three bedroom condos really capture the old world Charm of Old City and Society Hill. When a newer building erects, we often expect contemporary/modern finishes, which is true of The Moravian, but with a colonial twist that perfectly blends with the surrounding neighborhoods of Old City and Society Hill. The Moravian Condos is 7-stories with 19 units and 19 parking spaces. There is a 24-hour concierge and the building is pet friendly. Most of the units, if not all, have balconies and gas fireplaces. The condos offer a variety of views of the river, the city, Independence Park, Welcome Park, and more.

The National Condos

The National is K. Hovnanian’s gated community featuring loft style condos, as well as, townhomes in Philadelphia’s Old City neighborhood. The National really is its own, secluded neighborhood with private entry, courtyards, and lots of space. It’s pretty much a neighborhood within the Old City neighborhood. There’s an underground parking garage, and the homes feature: balconies, exposed ductwork, granite counters, ceramic tile backsplashes, hardwood floors, in-unit washer/dryer, etc. In creating The National Condos, the project converted an existing 4-story building and added an additional 5 buildings to the plot of land. The National, named after the National Restaurant Supply Company originally housed here, is one of three gate communities in the Center City area. Some of the condos on the higher floors have spectacular views of the city/bridge. The townhomes offer a nice change of pace from typical condo living. You can fine one, two, and three bedroom options at The National. There is no pool. There is a gym, but it’s separate from the association. There is no doorman, but it is a gated community. If you’re looking for something right in the mix of things, but with a little privacy/seclusion, then The National Condos are an excellent choice.

The Nouveau Condos

In the land of old-world charm and colonial architecture, The Nouveau Condos stands out as a modern, urban oasis. Located at 122 New St., The Nouveau is mainly constructed of glass, metal, and concrete giving it a very sleek, sharp look. When looking at the outside of the building, you can probably envision what the interior may look like…lots of contemporary, European finishes with floor to ceiling sound proof windows. Light exposure is certainly not an issue with these dazzling condos. The Nouveau is a 6-story development that sits just below the Ben Franklin Bridge. The outdoor landscaping is pretty extensive which the private garden with waterfalls demonstrates. The condos feature very high end finishes (including Poggen-Pohl kitchens). There is no doorman and no fitness center/pool, but the building is pet friendly, there is deeded indoor parking, and most, if not all, condos feature a generous sized balcony.

The Stationhouse Condos

The Stationhouse Condos is a boutique condo building located In Old City featuring a total of 13 units, 4 of which are townhomes with private entrances and deeded parking. The building, once a police station, is pet friendly and all units are over 1,000 sq ft. There are in-unit washers/dryers, high ceilings, large windows, quality finishes, balconies, and the Stationhouse is conveniently located close to major highways and all of Old City’s offerings. There are 2 and 3 bedroom units available, flats and bi-level condos, a communal courtyard, and the parking is an outdoor lot next to the building…great spaces in an awesome Old City location.

The Winne Building Condos

Located on the corner of Cuthbert and Front Streets, The Winne Building Condos were converted from a warehouse to condominiums in 2008. With a total of 31 units, consisting primarily of 1 and 2 bedroom units with a few studios sprinkled in, The Winne features a variety of floor plans with hardwood floors, recessed lighting, high ceilings, well-appointed kitchens and baths, and some units even feature a balcony. The building also possesses lots of exposed brick and wooden beams, as well as, a quaint, peaceful courtyard in the rear of the building. Some units come with parking, and some units have significantly better views of the river/city which you may see reflected in values. Great original details mixed with modern finishes makes The Winne Building Condos an Old City “WINNEr”…get it??

Wireworks Condos

The Wireworks Condos is one of the original condo conversions in Center City. Most of the units featured in the building are either studios or 1 bedroom and come in a variety of conditions. Some of the units have been renovated top to bottom while others are outdated and in need of some TLC. The loft-style condos have a very urban feel from the layout to the exposed brick to the restored wood. There are a variety of different layouts and many of the units possess distinctive features that separate them from their neighbors. Parking is available across the street for an additional fee. The building is conveniently located in Old City, but a few blocks away from the real hustle and bustle of Old City making the area a little more quiet. The building is pet friendly, additional storage is available, and although there is no doorman, there is security controlled access to the building.

York Square Condos

York Square Condos were completed in 2006 and were certainly a welcomed addition to the neighborhood. The units were beautifully finished with hardwood flooring, granite counters, stainless steel appliances, floor-to-ceiling windows that offer great light exposure, and tiled bathrooms. Some units have balconies and some penthouses have wraparound terraces. The building does have amenities which include: 24-hour concierge, private underground parking, a fitness center, and additional storage. The building has a wonderful Old City location as it’s just a few blocks from the heart of the Old City nightlife/restaurant scene…far enough away to not be smothered by it, but close enough to regularly enjoy it.
