Memphis Flats features 72 loft-style condos in the heart of Philadelphia’s Fishtown neighborhood. There are one and two bedroom residences with 32 different floor plans ranging from 768 square feet to 1,555 square feet. The loft condos at Memphis Flats possess 11 foot ceilings, open floor plans, large windows, bamboo floors, polished concrete floors, timber and concrete ceilings, cement columns, exposed brick walls, exposed ductwork, and modern fixtures/appliances. The building’s amenities include: parking, individual storage lockers, on-site fitness center, and a residents lounge. Formerly a warehouse, Memphis Flats exudes the industrial, NYC loft style living that has become so highly desired. There is no doorman, but some units have balconies and these condos are pet friendly.

Old World Warehouse Condos

The Old World Warehouse Condos, formerly the Morse Elevator Works building, was built in the early 1900s and recently converted into a 15-unit condo building. Like many of the condo buildings in the Fishtown neighborhood, these condos have adopted the loft style aesthetic. These condos feature the following: 15+ foot ceilings, exposed brick walls, exposed ductwork, exposed wooden beam ceilings, original wide plank pine flooring, wooden pillars, and bi-level living spaces with bedrooms overlooking the living areas. Some of the multi-bedroom condos feature the loft style bedroom where the bedroom is sectioned off by walls that don’t quite go floor to ceiling. Certain units do offer private decks and the building is pet friendly. There is no doorman, parking, or fitness center.

Shackamaxon Court Condos

Shackamaxon Court Condos is a gated, courtyard community located in Philadelphia’s Fishtown neighborhood. Featuring a total of 18 condos, Shackamaxon Court Condos feature glass/ceramic tile baths, custom cabinetry, well-appointed fixtures, and granite counters. There are one and two bedroom floor plans available, and each condo faces the communal courtyard. The courtyard is really cool as it’s totally different from most courtyards you’ll find in Philadelphia. As you relax in the courtyard sipping an espresso and enjoying the potted flowers, the waterfall, and the custom hand-crafted steel work, you’ll feel as if you were plucked out of Fishtown and plopped down in Spain. Each condo has a private secured storage unit, and some units (maybe all) have Juliet balconies. There is no doorman, gym, or on-site parking (street parking available in the neighborhood). The building is pet friendly.

The Candy Factory Condos

As you may imagine, this building was once used as a candy producing facility, but now acts as a loft style condo conversion known as The Candy Factory Condos. These condos feature exposed brick walls, exposed ductwork, exposed plumbing, gated deeded parking, wooden pillars, steel beams, hardwood floors, walk-in closets, large windows, designer kitchens, granite counters, and stainless steel appliances. With a total of 12 condos, this 3-story building is located in the heart of Fishtown within walking distance to many and most of the neighborhood’s offerings. The building also includes a communal roof deck with panoramic views of the skyline, bridges, and river. The roof deck also provides a great outdoor space for The Candy Factory Condos’ residents to enjoy. There is no doorman or fitness center, but the building is pet friendly.

The IceHouse Condos

The IceHouse Condos is a “Green” development located in the heart of Fishtown. There are a total of 35 condos in this three phase development with units ranging in size from 530 square feet to 1,790 square feet. The project has earned LEED Certified Platinum status, which is the highest status with LEED…this essentially means these condos are very energy efficient. There is a large green, communal rooftop with landscaped areas, walking paths, and a pretty neat koi pond. There is also a 32-space, indoor parking garage available to The IceHouse’s residents. Many of the actual condos have private roof decks with sweeping views of the skyline and Ben Franklin Bridge. There is also a communal roof deck that the residents on the lower floors can enjoy that is equipped with a dog park. As previously mentioned, this is a three phase project. Phase 1 consists of 13 condos – 6 one bedroom units, 6 two bedroom units, and 1 three bedroom tri-level townhome condo. These condos include flat, bi-level, and tri-level layouts. Phase 2 consists of 9 condos – one and two bedroom layouts…all flats. Phase 3 consists of 13 condos – one and two bedroom layouts…flats and bi-levels. These condos include high end finishes such as: bamboo cabinetry, quartz counters, wide plank hardwood flooring, stainless steel appliances, glass tile backsplashes, custom shower stalls with frameless glass enclosures, and glass tile bathroom walls.
