Located across the street from Headhouse Square, 410 at Society Hill is a Toll Brothers condominium development in Philadelphia’s Society Hill neighborhood. While Society Hill is known for its colonial architecture and its brick rowhomes, these condos have stayed true to the neighborhoods character with a modern flair. The building’s brick façade meshes perfectly with the neighborhood, but it’s the glass and metal accents that have been intertwined that set it apart and provides the contemporary feel. The condos have spacious, functional layouts with 10 foot ceilings, and 7-inch wide plank hardwood flooring. The kitchens feature open layouts with islands providing additional counter space, custom cabinetry, quartz countertops, and marble backsplashes. The bathrooms also offer quartz countertops, Carrera marble tile, and frameless glass shower enclosures. Multiple layouts are available providing various floor plans and different price points. The options are as follows: 1 bedroom; 1 bedroom + den; 2 bedroom; 2 bedroom + den; 3 bedroom; and 4 bedroom. The condos range in size from roughly 1100 sq ft to 2,500 sq ft. Abbotts Square Condos, located at 200-10 Lombard St. a/k/a 530 S. 2nd St., is an 8-story condo building located on the fringe of Society Hill and Queen Village on Headhouse Square. The condo building was developed in the 1980s, and as a result, you can find condos in a variety of conditons – some are outdated and could use some TLC, while others are completely renovated. There are studios, 1 bedroom, 2 bedroom, and 3 bedroom condos available at Abbotts Square Condos. Many, if not all, of the condos have balconies, there is an attached garage with rental parking available, there is an on-site fitness center, and a 24/7 doorman. There’s a variety of floor plans and a pretty broad range of square footage (1 bedroom condos can range from roughly 580 sq ft to 900 sq ft). Due to the age/condition of the building, the price points tend to be pretty affordable for a large group of buyers, which increases its appeal when weighing the price vs. location. Headhouse Square is full of activity and definitely a Philly hotspot.

Independence Place Condos

An interesting fact is that although the two towers appear to be part of one large conglomerate, they are not…there is actually a separate condo association for each building. The condos offer spectacular views of Washington Square, Society Hill, the Philadelphia skyline, The Delaware River, etc. The two towers (a/k/a Tower 1 and Tower 2) offer a great location on Washington Square in one of Philly’s most sought after neighborhoods – Society Hill. Parking is available for rent, not purchase, on a monthly basis in the parking garage located beneath the buildings. Besides location and views, Independence Place is also known for its floor to ceiling windows, which provide great natural light and enhances the condo’s views, and the private balconies. Between the two towers, there are close to 500 condos, and both buildings are pet friendly. There are one, two, and three bedroom options available.

Located in historic Headhouse Square, Blackwell Court Condos is a private, gated condo community offering bi-level townhouse style condos. These condos feature unique floor plans, multi-level living, lots of natural light, fireplaces, and private patios. These condos stay true to the colonial theme of Society Hill with their moldings, wainscoting, woodwork, wood floors, brick fireplaces, etc. These condos offer a really great location with tons to do at your doorstep, but offer the privacy of a small gated community.

Penn’s Landing Square Condos

Penn’s Landing Square Condos is a highly desirable, gated community located in the heart of Society Hill. This community features over 60 condos consisting of one, two, and three bedroom options. The community has a private garage that lies underneath the complex, as well as, a communal outdoor swimming pool. These condos have large, open, and functional floor plans with both bi-level and single level options available. Most, if not all, of these condos have some type of outdoor space ranging from a patio to a deck. The condition of these units varies, with some certainly being nicer than others. Square footage is plentiful as I don’t believe the one bedroom condos get any smaller than 800 square feet. Penn’s Landing Square Condos provide the ease of condo living with the feel of a private, townhome community.

Saint James Court Condos

The townhouse style condos at Saint James Court are located in between 5th and 6th Streets and Walnut and Locust Streets in Philadelphia’s Society Hill neighborhood. These bi-level condos are all accessible from the outdoors. They are stacked condos meaning there are 2 condos per “townhouse” – one on top and one on bottom. The lower units all have odd numbered addresses, face inwards towards the courtyard, and have small gardens/patios. The upper units all have even numbered addresses, face outwards towards the rest of the neighborhood, and have roof decks. Parking is available and can be purchased for an additional monthly fee. Saint James Court Condos, although condos, are more of a townhouse community than your typical condo development. Personally, I think the development and set up is really cool and unique, specifically given its location and proximity to Washington Square. These condos also feature large windows that offer great exposure to natural light. There is no doorman/lobby, nor is there a fitness center. The development is pet friendly and all of the condos are 2-bedroom units.

Society Hill Towers

The Society Hill Towers have become a staple of the Philadelphia skyline and are highly visible from many parts of the city. Consisting of 624 condos in three 32-story buildings these condos sit on 5 acres of ground between Walnut and Spruce Streets on South 2nd Street. As most buildings of this size do, the Society Hill Towers offer remarkable views of Penn’s Landing, the Delaware River, and the Philadelphia skyline. These condos offer a variety of amenities which include: a 15,000 sq ft shopping plaza; a fitness center; a swim club; a community room with full kitchen; a hospitality suite for residents’ guests; and a two story, underground parking garage with a 350 car capacity. There were originally 8 different floor plans ranging from studios to two bedroom condos. Since then, owners have bought multiple condos and combined them, so there are some 3 bedroom condos now available. The buildings were converted to condos from apartments in 1979, and due to the age, it’s common to find condos in a variety of conditions from needing no work to needing lots of work. The location is fabulous, and it’s tough to find another building with this much ground in this desirable of a location. The Society Hill Towers have long been a sought after address, and I can only imagine that trend will continue.

The Lippincott Condos

Located on S. 6th St. in between Walnut and Locust Streets directly on Washington Square, The Lippincott Condos are prime Philadelphia real estate. These magnificently appointed condos feature great architectural details, lots of square footage, and top tier finishes. This is an elevator building in which many condos have direct elevator access, many have parking, and some offer outdoor space. The building was converted to condos in 2005 and offers stunning views of Washington Square. The décor really meshes the old and the new. The old world is reflected in the exposed wooden beam work, brick fireplaces, and exposed brick walls. The new world is showcased by the custom kitchens and contemporary tile work in the bathrooms. The price points reflect the desirability of The Lippincott Condos and the quality of these units. The Washington Square location is practically unbeatable. The total package The Lippincott Condos offers is pretty spectacular.

The Willings Condos

Located between Walnut and Locust Streets on South 4th St., The Willings Condos is a 4-story, 23-unit condo building in the heart of Society Hill. These beautifully appointed condos offer charming characteristics, large windows, high ceilings, hardwood floors (many with parquet flooring), and custom kitchens. The Willings, which was the original headquarters for the Reading Railroad, is a doorman building with a grand lobby. Parking is available in the building, there are both flats and bi-level condos available, the floor plans range from 1 bedroom to 4 bedrooms, and there is additional storage in the basement. Commonly referred to as a boutique style condo building, The Willings embraces Society Hill and its colonial surroundings. It also shares/overlooks a courtyard with Old St. Joseph’s Church which is one of the oldest churches in Philadelphia (built in 1839) and offers tons of charm. Lastly, in addition to each condo being individually numbered, each unit is also individually named…and as we all know, only the coolest people have names for their homes/estates…i.e. Elvis Presley and Graceland.
